The room is a spacious double bedroom with a private terrace. It is bright and comfortable, suitable for one person or a couple. The apartment has: • a large open-space kitchen and living room • an additional balcony in the common area • three bedrooms in total You will have your own private bathroom, since I have my bathroom inside my bedroom. The third room will remain empty for now, so the house will be quiet and not crowded. The apartment is shared with me. I work during the day and enjoy a calm and respectful home environment. The house is ideal for someone looking for a comfortable stay and an authentic local experience in Rome. Room(s): 1. Double Room (Sunny Balduina Terrace Room) with Private bathroom Capacity: 2 Rates: Weekly / 900.00 Monthly House Rules: No smoking inside the apartment. Smoking is allowed only on the balcony. 2. Quiet hours: Please keep noise to a minimum from 10 PM to 8 AM. 3. Private bathroom: The bathroom is for your exclusive use. Please leave it clean after use. 4. Shared spaces: The kitchen, living room, and balcony are shared. Please clean up after yourself. 5. Guests: Only registered guests are allowed in the apartment. Please inform me in advance if you plan to have visitors. 6. Pets: No pets allowed (unless agreed in advance). 7. Internet & electricity: Please use Wi-Fi and electricity responsibly. 8. Security: Always lock the doors when leaving the apartment. 9. Respect for others: This is a friendly and calm home. Please respect my space and any other house rules I may share. 10. Check-in / Check-out: • Standard check-in: after 2 PM • Weekend flexibility: Check-in can be arranged between 10 AM and 8 PM on Saturdays and Sundays (by prior agreement) • Check-out: before 11 AM (unless otherwise agreed). 11.
