Lovely room

My apartment is located in a charming area, just 6 minutes from the Arc de Triomphe, the famous Champs-Élysées, and Parc Monceau. I'm on the 4th floor with a beautiful view over the rooftops of Paris ("sur les toits de Paris"). The interior is 85 sqm, very French in style, and peaceful, as it’s situated within a private courtyard. The room for rent is 18 sqm, with a 160 x 200 cm bed and a lovely view. There is also a large desk in the room, ideal for working if needed. We share a spotless bathroom and a separate toilet. The kitchen can be used for preparing light meals. Room(s): 1. Double Room (Bella Vista) with Shared bathroom Capacity: 2 Rates: 600.00 Weekly / Monthly House Rules: After settling the 15% registration fee to Homestay, you will receive by email the host bank details in order to settle the total amount of the booking through a bank transfer which will secure the reservation of the room. Banking fees, if any, are to be borne by the guest. In the mean time, you will be requested to send by email a photocopy of your passport, your flight details (over and back) and for stay over 30 days, a civil liability insurance. If you wish to cancel your reservation, please inform your host and contact Homestay.com. If the cancellation is notified one month before arrival, you will be refunded the amount you paid minus a flat fee of 10% of the booking amount . If it is made 10 days before arrival, a fee of 30% will be kept by the host. House living rules: Checking-in is requested before noon and checking-out is by noon as well. However, exceptions can be made for long distance flights. Do not invite strangers into the building. You are expected to keep the bedroom, the shower room and the kitchen perfectly clean and tidy. Any damages or loss of key caused, will have to be replaced or refunded against an invoice for your civil liability insurance. Strangers allowed in the apartment. Be careful not to lose key as it cost 300€ to replace. Deposit is necessary and will be returned against the key.
